Step - by step guide to rent property
Register your interest
The first step is to register with one of our negotiators, or online at Hanley Estates. We will then arrange an appointment to see one or more properties which suit your requirements
Deposit
Once you have decided to proceed with the rental of a property, you will be required to place a non-refundable holding fee, normally equivalent to two weeks rent, to take the property off the market. If, for any reason, the landlord withdraws the property from the market in the interim, the holding deposit will be returned to you in full.
Referencing process
Following this, we shall ask you to complete an online form to beginning the referencing process. This is a straight forward procedure but we require at least three working days for it to be carried out
Tenancy contract
When the referencing is complete, we will arrange for you to pass by the office to sign the tenancy contract and pay the balance of funds towards the first month’s rent and deposit. Any holding fee already paid will be transferred towards this amount. In addition to the rent and deposit we require an administration and tenant inventory check-in fee to be paid (landlord will pay check out). Please see our list of charges* (below)
Tenancy deposit protection
We ordinarily request a Deposit of equivalent to six weeks rent to be paid for the duration of the tenancy. This deposit will be registered under one of the three Deposit Schemes and will be registered by ourselves if Hanley manage the property, or sent to the landlord for him/her to register, if we are acting on his/her behalf on a Let only basis. Collect keys
On the day of the move in, you will meet the inventory clerk at the property at a pre-arranged time to run through the inventory and collect keys. A copy of the inventory will be sent through to you electronically for approval approximately 24-48 hours from the move in time. We will stay in touch and intermediate between yourselves and the landlord until you are fully settled in the property the first days.
Support
On a let only basis you will liaise directly hereon in until the end of the tenancy however, we are always at hand for any advice and to assist where we can.
