1. Market Appraisal

One of the most important aspects of the sale process is to set a realistic and achievable asking price. Using our local knowledge market experience and expertise we will be able to guide you to setting the best price based on current market trends, recent sales in the area and using our local knowledge. In addition to pricing the property we will also give ideas and advise on how best to present your home for the best response.

2. Marketing

We will arrange for professional photography and market the property across a wide range of platforms including our shop display, local newspapers and online, through our own website and portals.

3. Viewings

We will always ensure to keep constant contact with you whilst the property is on the market and give you advanced notice of when viewings will be conducted. Individual vendors have different requirements in respect of when and how the viewings take place and we are happy to work along a pre-agreed format. We will always keep you updated throughout and keep a concise log of all enquiries and viewings.

4. Offers, Acceptance & Exchange through to completion

When an offer is made on the property we will notify you as soon as possible. All offers will be logged in your property file. If you agree to an offer, we will check the potential buyers status by obtaining confirmation from their bank/lender or broker. Once we are satisfied of the buyer’s position and this information is relayed to you, we will remove the property from market and send a memorandum of sale to both parties’ solicitors.
