The first step in any lettings process is to arrange for us to visit the property, whereby our team members, will discuss and advise on various aspects, including how to present the property, what furnishings should be provided, if the property is to be let on a ‘furnished basis’ and various other steps that need to take place before placing the property on the market.
This first visit can be arranged, for example, even before a refurbishment of a property takes place, so we can, utilising our combined experience, give you an insight and guide you as to how to best prepare the property to both maximise the rent and more importantly secure a good quality tenancy.
Once instructed, one of our dedicated photographers will take pictures of the property and these will be uploaded onto our website, your property the numerous portals we subscribe to, as well as local and national publications, giving a vast exposure to potential tenants.
Viewings will be conducted by our dedicated negotiators until an offer is accepted by the landlord. Once a potential tenant is found, a holding deposit is requested from the tenant in order for them to secure the property.
4. TENANT REFERENCING
Following this step, we begin the referencing process. When completed successfully, we will draw up contracts for both landlord and tenant to sign and pay any balance of rent and deposit.
We will always be at hand to advise throughout this process, including assisting with registering deposits with an appropriate protection scheme.
5. CONTRACTS AND CHECK-IN
Once contracts are signed we will co-ordinate an inventory check in where keys will be handed to the tenants.
